Greasy.
Trail is open and rideable. There are no big showstoppers or anything doing damage to the trail. In saying that it is consistently wet/greasy which can be a bit off putting. In particular the "A" line chute before the golf course rock lookout, the trig trail cobblestones and just after the fire trail down the 19th hole. All good to ride just slippery.

The local neighbours have blocked the left track behind the houses at allambie (before the ladders down to the water treatment plant) - as you ride behind the houses and do that sharp left there used to be 2 options behind the last few houses.
So, all up IMO:
- If you're confident no probs it's good riding
- If you're not so confident it's still good riding just different conditions
- If you care about your drivetrain, etc stay away - your bike will get a bit trashed.
Cheers,

I saw that last weekend, looks like they've just dumped some clippings on the alternate line.

This is what happens when trails aren't maintained properly. The reason is the right hand line has been overgrown from the left by those rushes, crowding riders off the timber corduroy and eroding a deep rut next to it.

I can see riders getting spooked by the prospect of the front wheel running off the edge of the corduroy into that rut if they haven't squared off the entry properly.

All that needs to happen is a hedge trimmer hits up the rushes to clear the crowding and riders will go back onto the regular line.
